Through our well established marketing structure, we obtain very large volumes of quality leads where potential applicants are looking to borrow money quickly, for usually between 1 and 12 months which will be secured against land or property assets in the UK.
A daily Briefing Note is emailed to our investor base listing available deals and the funding investor chosen is selected by the speed of reply.
Each potential applicant is visited and a strict and stringent underwriting procedure followed.
The completed loan paperwork is forwarded to the chosen investor.
Our business model is based on very quick completions and as such we require funding to be available within 48 hours of the investor receiving and accepting the contents of the mentioned documentation.
The investor funds the loan in one of two ways:
1) Directly to the borrower and a charge is entered onto the security property at Land Registry in the investor’s preference of company or personal name.
2) The investor will fund UK Bridging Loans, who will in-turn fund the borrower and a charge is entered onto the security property at Land Registry in the name of UK Bridging Loans.
With either option, the charge will only be removed from the property, allowing sale or refinance, when the debt owed by the borrower is repaid in full to the investor.
UK Bridging Loans receive payment from the borrower ONLY following repayment to the investor.
We have tried and tested procedures and as our investors loan rarely rises above 60% of the value of the chosen security, the investor has a high level of comfort in knowing that whatever the repayment outcome, the funds are well protected.
We would normally administer and fund the full cost for any repayment work required.
